Dispute Resolution We can act in a building dispute to provide reports on the work in question, mediate to hopefully resolve the dispute, or to act as an expert witness in court. We are frequently approached by companies to act in dispute work as a result of our listing with the Local Authority Trading Standards Departments. The court system for the resolution of disputes has changed since April 1999 and we work to ensure that our work in this area fulfils our obligations in this respect. Wherever we can, we advise and help when possible to resolve the difficulties. Architects Certificates We can inspect a building during construction at critical points so as to be able to issue an Architects Certificate upon completion. We act for clients who choose to construct a building and need an Architects Certificate. This certificate is to prove that the building has been inspected by a professional architect and deemed to be satisfactory. This is frequently for bank approval of mortgage funds. N.B. Advice Our advice comes without charge on projects that we are working on. However we can provide this service at modest cost on an occasional basis for any client’s property or building project. Frequently clients are happy to deal with their own chosen sub-contractors for maintenance or smaller projects. Despite this, sometimes difficulties arise that their contractors are unsure about or the client receives advice that he suspects is incorrect. Sometimes these projects go badly wrong. We can advise on these matters at modest cost, which can avoid potentially expensive mistakes. We charge a call out fee and thereafter on an hourly rate payable at the time of the visit, all of which is competitive and often cheaper than the alternative. Key Benefits
Subsidence Work We act for Insurance companies or private individuals to resolve subsidence problems in commercial properties. These are most frequently requested on commercial properties often during the course of a sale/purchase. Movement, cracking and subsidence are the most common problems we deal with. Our experience with this work goes back over 10 years and we frequently act for major insurance companies dealing with these problems being on the "Engineers Panel" of a national firm of Loss Adjusters. Rental Properties We act for clients who wish to convert or bring into use properties for the rental market. Our advice of the feasibility, planning and conversion can avoid mistakes and maximise profit from these ventures.
